Inventory in Fairfield County has been building, with active listings up slightly year over year and more than a quarter jump in new listings just since last month. At the same time, contract activity has cooled, as homes sold are down by double digits from a year ago and pending sales have slipped compared with last year even after a recent month-to-month uptick.
Pricing is adjusting to this shift in balance, with the typical home value still about 5 percent higher than a year ago but down noticeably from late summer peaks. While the median list price surged month over month and sits a bit above the typical sale value, it is rising more moderately year over year, suggesting sellers are testing higher asking prices in a market that is no longer as tight.
Conditions nonetheless tilt toward sellers, with months of supply now around 3.2, up more than 60 percent from last year but still only modestly above the 2.4 months seen statewide across Connecticut. Homes are taking roughly a week longer to sell than a month ago, yet more than half still close above list price and the average sale-to-list ratio remains just over 102 percent, so strong properties can command premiums.
