Year-over-year, typical home values in the District of Columbia have slipped about 9.9 percent, landing near $590,000 in February 2026. Inventory is also down roughly 17.2 percent from last year, signaling fewer homes available even as prices trend lower.
In the latest month, buyers saw a median list price close to $605,000 with about 2,386 homes on the market and 773 new listings. Homes spent a median of 108 days on the market, nearly doubling from a year ago and rising about 17.4 percent just since the prior month, while roughly 16 percent of listings took a price drop.
Looking ahead to March 2026, typical home values are projected around $560,000 and inventory is expected to edge up to about 2,442 listings, with the median list price forecast near $607,500.
