Year-over-year, District of Columbia home values are almost flat, with the typical home value edging down less than a percent while homes sold have risen over 6 percent, signaling steady demand. At the same time, new listings and active listings are both down slightly from last year, and months of supply has dropped by more than 40 percent, shifting conditions somewhat away from oversupply even though it is still classified as a buyer’s market.

In the latest June 2026 snapshot, the median list price moved up a few percent from May while the median sale price slipped modestly, suggesting buyers are negotiating values below initial asking prices. Conditions show 4.7 months of supply and an average sale-to-list ratio just under 99 percent, while about 24 percent of homes are selling above list price and roughly 31 percent go off the market within two weeks, highlighting that well-priced homes can still move quickly.

Looking back over recent months, days on market have shortened significantly from winter peaks above 100 days to 49 days in June, and closed sales have climbed from the low 400s in February to the high 600s as the summer season approaches. With pending sales now slightly lower than earlier in the spring and new listings having pulled back from April highs, both supply and demand appear to be rebalancing.
