Information and statistics on the latest trends in the District of Columbia real estate market, updated for November 2025. *

The typical home value in District of Columbia is projected to be $690,000 for the month of November. October’s finalized data reported the typical value of a home in the county to be $685,000—down 1.72% over the previous 12 months. For comparison, state-level data pegged home values at $685,000 in District of Columbia for the most recent reporting period. That number is expected to float around $690,000 in November.

District of Columbia had 918 new listings and 635 listings that went under contract in October, decreasing the area’s total available inventory to 3,012—down 4.14% from the previous month. Inventory is projected to have further decreased in November.

Of those 3,012 active listings, 27.36% reduced their price in the month of October. The median listing price for homes in District of Columbia fell 10.07% from September to October, bringing the current median listing price to $625,000. Based on projected data for November, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In October 2025, the median time for a listed property to go pending was 55 days, compared to 68 days in October 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this November.
