May’s finalized data reported the typical value of a home in the city to be $365,000—down 8.73% over the previous 12 months. For comparison, county-level data pegged home values at $340,000 in Volusia County for the most recent reporting period. That number is expected to float around $342,000 in June.

Daytona Beach Shores had 58 new listings and 22 listings that went under contract in May, increasing the area’s total available inventory to 346—up 0.29% from the previous month. Inventory is projected to have further increased in June.

Of those 346 active listings, 21.1% reduced their price in the month of May. The median listing price for homes in Daytona Beach Shores grew 23.95% from April to May, bringing the current median listing price to $439,950. Based on projected data for June, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
