February’s finalized data reported the typical value of a home in the city to be $407,500—up 25.42% over the previous 12 months. For comparison, county-level data pegged home values at $340,000 in Volusia County for the most recent reporting period. That number is expected to float around $344,250 in March.
Daytona Beach Shores had 52 new listings and 39 listings that went under contract in February, increasing the area’s total available inventory to 284—up 0.35% from the previous month. Inventory is projected to have further increased in March.
Of those 284 active listings, 20.42% reduced their price in the month of February. The median listing price for homes in Daytona Beach Shores fell 23.9% from January to February, bringing the current median listing price to $342,450. Based on projected data for March, listing prices may continue to fall.
