Oak Hill’s rolling three-month numbers show more homes coming on the market and more activity around offers. Active listings are up sharply from a year ago, rising about 27 percent to 69 homes, while new listings climbed more than 50 percent. Pending sales are also higher year over year, up about 31 percent, signaling stronger contract flow despite the added inventory.

Pricing has eased somewhat in response to these shifts. The typical home value over the latest rolling three months is about $245,000, down slightly compared with a year earlier, and the median list price is nearly 7 percent lower year over year. Sellers are still getting solid results, with homes selling at about 98 percent of list price on average, but only around 5 percent of properties are closing above list now, compared with much higher shares in past years.

Time on market and supply figures highlight how much conditions have changed. The median days on market has dropped to roughly a month in the latest period from far longer stretches last year, even as months of supply has more than doubled year over year to about 5.2 months. Compared with the broader Jacksonville market, Oak Hill shows lower prices but higher inventory, giving buyers more options while still favoring sellers overall.
