Little Havana’s rolling three-month data through May 2026 shows sharp price growth compared with a year ago. The typical home value is up strongly year over year, rising about two-thirds, while the median list price is higher by more than a third. Homes sold have also increased versus last year, even as new listings have dropped noticeably over the same period.

Looking at the latest period, buyers are facing a median list price around $813,000, while the typical home value sits closer to $622,000, signaling some room for negotiation. Inventory has grown compared to last year, with 81 active listings and about 7.3 months of supply, which is lower than a year ago but higher than conditions in much of Miami overall. Homes are taking longer to sell, with a median of 126 days on market and only about 5 percent of sales closing above list price, even though the average sale-to-list ratio has ticked up to roughly 93 percent.
