Inventory in Miami is ample in this rolling three-month view, with about 5,600 active listings and roughly 12 months of supply. New listings are up nearly 9 percent from a year ago, even as active inventory has dipped slightly. Contract activity has softened, as homes sold are up about 5 percent year over year but pending sales are down slightly, signaling a slower pipeline.
