Inventory in Northeast Tampa has thinned over the past year, with active listings down more than 11 percent in this rolling three-month view. New listings also declined by nearly 12 percent year over year, signaling fewer fresh options coming to market. Even with tighter supply, homes sold are only slightly below last year’s level, and pending sales are essentially flat, suggesting steady buyer demand.

Pricing has been edging up rather than surging. The typical home value is up about 2 percent compared with a year ago, while the median list price has risen at a similar pace. Sellers are receiving roughly 97 percent of their list price on average, and only about 14 percent of homes are closing above asking, a lower share than last year that points to less bidding pressure.

Conditions currently lean toward sellers, but not as strongly as in the past. Months of supply has dropped sharply year over year, yet it sits near four months, and the median time on market has stretched to around 52 days in this three-month window. Compared with the broader Tampa market, Northeast Tampa offers lower typical prices but slightly higher inventory relative to sales.
