Homes sold increased slightly year over year as well, pointing to steady demand despite shifting conditions.

In the most recent data, the typical home value sits around $451,000 and the median list price is just under $492,000, creating a noticeable gap between what sellers are asking and what buyers are paying. Inventory has tightened compared with last year, with active listings down about 8 percent and new listings falling more than 9 percent year over year.
