Hillsborough County currently sits in a neutral market, with conditions not clearly favoring buyers or sellers. The market gauge reads 49, reflecting this balance. Months of supply has risen to 4.5, which is below the statewide 5.6 months but higher than earlier this year, signaling more options than in a tight seller’s market.
Home values are slightly higher than a year ago, with the typical home value up about 3 percent year over year and now close to $405,000. At the same time, homes are taking much longer to sell, as median days on market jumped to 43, more than triple the level from a year earlier. Fewer quick bidding wars are showing up, with only about 13 percent of sales closing above list price and the average sale-to-list ratio holding around 98 percent, suggesting buyers have a bit more room to negotiate.

New listings are slightly higher than a year ago, which helps keep inventory from tightening too much even as demand eases.
