Months of supply sits at 3.3, notably tighter than the 5.3 months reported across Florida. Homes are also taking a median of 41 days to sell, reflecting a pace that gives sellers some leverage but still leaves room for buyers to negotiate.

Pricing has been relatively steady, with the typical home value around $402,000 and only a minimal year-over-year change. Sellers are getting close to asking price, as the average sale-to-list ratio is about 97.7 percent and roughly 13 percent of homes close above list. Compared with a year ago, homes sold in May increased by nearly 5 percent, yet active listings fell more than 14 percent, signaling fewer options for buyers. New listings are also down more than 12 percent annually, which helps explain why inventory feels tighter even as the broader state has more supply.

Recent monthly shifts highlight a market in motion rather than standing still. Closed sales jumped almost 17 percent from April to May, while months of supply slipped from 3.6 to 3.3 and days on market edged up slightly, suggesting buyers are taking a bit more time to decide even as inventory thins.
