Hillsborough County is currently tilted toward buyers, with the market gauge reading a buyer’s market. Months of supply has climbed to 5.3, up sharply from a year ago and close to the statewide level of 5.6. Homes are also taking longer to sell, with the median days on market rising to 68 and up double digits year over year.
Prices have softened slightly over the past year while listing inventory has grown. The typical home value and median list price are both just under $395,000 and are down modestly year over year, while active listings are up about 7 percent from a year ago.
Demand has cooled compared with last year, which contributes to today’s more buyer-friendly conditions. Homes sold are down more than 6 percent annually, pending sales are off nearly 13 percent, and only about 11 percent of properties are closing above list price, with an average sale-to-list ratio a bit under 98 percent. At the same time, more than a quarter of homes still go off the market within two weeks, showing well-priced listings can attract quick interest.
