December’s finalized data reported the typical value of a home in the city to be $424,000—down 3.64% over the previous 12 months. For comparison, county-level data pegged home values at $349,990 in Pasco County for the most recent reporting period. That number is expected to float around $352,490 in January.

Wesley Chapel had 104 new listings and 97 listings that went under contract in December, decreasing the area’s total available inventory to 357—down 10.75% from the previous month. Inventory is projected to have further decreased in January.

Of those 357 active listings, 25.49% reduced their price in the month of December. The median listing price for homes in Wesley Chapel grew 7.89% from November to December, bringing the current median listing price to $429,950. Based on projected data for January, listing prices may continue to grow.
