Year-over-year, Bryan County’s home values have been rising faster than the state overall. The typical home value is up about 6% from last year, compared with roughly 2% growth across Georgia, while the median list price has slipped slightly. At the same time, active listings are down more than 12% from a year ago, even as months of supply has edged up to about five months, signaling a more balanced but still seller-leaning environment.

Looking at April 2026 specifically, buyers saw more options, with active listings increasing around 9% from March and new listings jumping over 17%. Pending sales also climbed sharply month over month, outpacing closed sales and suggesting solid demand even as the number of homes sold fell by about 10% from the prior month and roughly 7% year over year.

Homes are taking longer to sell than they did a year ago, with the median days on market now around 70 and far higher than last spring, yet slightly shorter than in March. Only about 9% of properties sold above list price in April, and the average sale-to-list ratio of just over 98% shows that buyers have a bit more room to negotiate than they did previously.
