Contract activity is mixed, as homes sold fell almost 13 percent from July and new listings and pending sales both eased compared with last month.
Pricing is adjusting to these shifts, with the typical home value dipping just over 4 percent since July and down slightly more than 2 percent year over year, while the median list price is still more than 7 percent higher than last year. Sellers are seeing fewer bidding wars, as only about 13 percent of homes sold above list in August and the average sale-to-list ratio holds just under 99 percent.
Time on market has lengthened, with the median days on market reaching 56 in August, up from 50 in July and slightly higher than a year ago. Months of supply sits at 3.6, which is tighter than Georgia’s 5.2 months and supports the county’s seller’s market designation, yet buyers have more room to negotiate than earlier in the year.
