List prices are slightly more resilient, running a bit above last year, and the average sale-to-list ratio near 99% indicates sellers are still achieving close to their asking prices.
Conditions on the ground reflect this push and pull, as homes are taking a median of 39 days to go under contract, longer than in recent months but far faster than earlier in the year.
