Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Apr 2026).

Year over year, Butte County’s typical home value has climbed sharply, rising more than two thirds even as the median list price has fallen over 20 percent. Compared with Idaho as a whole, typical sale prices in the county are much lower than the statewide median, which can make the area feel relatively affordable for many buyers.

In the latest monthly snapshot for April 2026, homes sold at a typical price of about $246,000, with sellers receiving roughly 94 percent of their list price on average. Inventory sits at 18 active listings and about 3.3 months of supply, which is slightly higher than the state’s 2.9 months but still lines up with a seller’s market reading on the local market gauge.

Conditions have shifted quickly this spring, as median days on market dropped steeply from more than 200 days in March to about 90 days in April. Sales activity is picking up compared with last year, with homes sold more than doubling year over year and pending sales also moving higher even as only a small number of properties close each month. Buyers and sellers who want to navigate these changing dynamics can turn to Agent Pronto to connect with a local agent who understands Butte County’s numbers and trends.

Butte County offers residents a welcoming, family‑friendly community with abundant outdoor recreation, strong schools, thriving local businesses, and accessible services that support work, education, and everyday life.

Butte County combines wide open landscapes with practical affordability and small-town convenience. Centered around Arco, with communities like Moore and Howe, the county offers accessible living within driving distance of larger services in Idaho Falls and Pocatello.

Groceries, hardware, and essential services are found along Arco’s main corridors, while bigger box shopping and medical centers are close enough for periodic trips to regional hubs.

Recreation is a major draw. Locals explore Craters of the Moon National Monument for hiking and stargazing, fish along the Big Lost River, or hunt and ride off-road in the surrounding public lands. Picnics and youth sports often center on Arco City Park, and readers rely on the Lost Rivers Library District for programs and internet access. County information, road updates, and services are coordinated through the Butte County government.

“Lynn provides excellent service. She knows the business inside and out. She knows what needs to get done and who can get it done. Very proactive and helpful with suggestions and information. Lynn helped us set up meetings, appointments and stood in as our proxy as we lived out of state and couldn't attend every meeting in person. She is very professional and a great asset. So thankful to have had her working on our behalf. We highly recommend Lynn if you are looking to buy or sell a home.”

“Sydney was the listing agent of the property we were interested in viewing. We had to travel over 11 hours to get to Sandpoint and another offer had come in. Our request was to please let the sellers know that there would likely be an offer coming in, and hoped they would wait for 3 days until we could get there. She relayed that information, and the sellers waited for us. It's sometimes a very hard task to be the listing and selling agent, but Sydney has a skill set that many don't possess and her dual roll in negotiations ended up with the successful contract. Additionally, she helped us by making calls and directed us to proper agencies and professionals to have our questions answered regarding rules and regulations for building a home in the area. Excellent, excellent. Sydney is a jewel!”

“Debbie Taylor was a pleasure to work with. We are moving from out of state, which creates some special concerns. Debbie was always available to answer questions, calm our nerves, and advise us on situations that we had not considered. Debbie went above and beyond by face timing the property, making a floor plan to help us plan our furniture, and guiding us to a list of local professionals that also were extremely helpful, accommodating, and pleasant. She has been very welcoming. I feel like I have a new friend. I would highly recommend Debbie Taylor!”
