December’s finalized data reported the typical value of a home in the county to be $206,500—down 15.11% over the previous 12 months. For comparison, state-level data pegged home values at $479,200 in Idaho for the most recent reporting period. That number is expected to float around $463,200 in January.
Butte County had 2 new listings and 4 listings that went under contract in December, decreasing the area’s total available inventory to 19—down 9.52% from the previous month. Inventory is projected to have further decreased in January.
Of those 19 active listings, 31.58% reduced their price in the month of December. The median listing price for homes in Butte County fell 20.51% from November to December, bringing the current median listing price to $234,500. Based on projected data for January, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell sharply year-over-year. In December 2025, the median time for a listed property to go pending was 37 days, compared to 59 days in December 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this January.
