Franklin County currently leans toward buyers, with the local gauge signaling a buyer’s market. Months of supply sits at 4.9, higher than Idaho’s 2.9 months, giving shoppers more options and room to negotiate. Homes are also taking longer to sell, with a median of 114 days on the market.

Home values and asking prices have moved up recently, even with slower sales activity. The typical home value rose more than 20 percent month over month in April 2026, while the median list price climbed over 6 percent during the same period.

Inventory and activity are shifting in nuanced ways. Active listings increased almost 16 percent from the prior month, yet remain down compared with a year ago, suggesting some sellers have stepped back. New listings are up more than 26 percent month over month, and pending sales jumped 50 percent, showing that motivated buyers are still writing offers. At the same time, none of the recent sales closed above list price and the average sale-to-list ratio is just under 97 percent, reflecting more negotiating power for buyers than in much of Idaho.
