Owyhee County is seeing fewer homes available even as more deals are closing. Active listings are down about one-fifth from a year ago, while homes sold have climbed nearly 40 percent over the same period. New listings and pending sales are both sharply lower year over year, pointing to a thinner pipeline of future inventory.

Pricing is moving upward against that backdrop of tighter supply and mixed demand. The typical home value is up nearly 10 percent from last year, and the median list price has jumped about 19 percent year over year. Months of supply has dropped to around two months, down significantly from a year ago and also below the roughly 2.9 months seen across Idaho, indicating leaner local inventory than the state overall.

Homes are also changing hands more quickly than they did a year ago, with the median days on market falling and roughly half of listings going off the market within two weeks. Even with low supply, only a small share of homes are selling above list price, and the average sale-to-list ratio sits just under 100 percent, suggesting buyers still have some negotiating room.
