Inventory in Clay County has tightened compared with last year, with active listings down nearly a quarter and only 21 homes on the market in June. Contract activity is mixed, as homes sold rose modestly from May but are down sharply year over year, and new listings have fallen by about two thirds over the same period.

Pricing is adjusting to these shifting conditions, with the typical home value down nearly 30 percent from a year ago while the median list price has more than doubled in that time. Buyers are seeing a market that still favors sellers, reflected in 2.5 months of supply and an average sale-to-list ratio just above 95 percent.

Homes are moving a bit faster than a month ago, with median days on market dropping to 27, and roughly 20 percent of listings are going under contract within two weeks.
