Active listings are up about 5 percent year over year, yet pending sales dipped nearly 4 percent, suggesting some buyers may be pulling back or taking longer to commit. At the same time, about 44 percent of homes sold above list price in the latest three-month period, underlining that well-priced properties still draw strong interest.
