Year-over-year, Fulton County’s housing market has seen notable shifts, with the typical home value up by about 13 percent while the median list price has more than doubled. Compared with the broader Illinois market, local prices remain far lower than the state’s median sale price, suggesting relatively affordable options for buyers.

In the latest May 2026 snapshot, inventory expanded, with active listings up more than 45 percent from a year ago and months of supply rising to 3.4. At the same time, new listings climbed roughly 47 percent year over year and pending sales surged more than 40 percent, signaling that demand is keeping pace with the growing number of homes on the market.

Homes are taking longer to sell than they did last year, with the median days on market stretching to around two months and the share selling above list price edging slightly lower.
