Year over year, Jackson County’s typical home value has fallen sharply, while the median list price has climbed noticeably. Homes sold and pending sales are both up from last May, pointing to stronger demand despite lower sale prices. Active listings have also grown compared with a year ago, adding more options for buyers.

In May 2026, the typical home value was about $131,600, while the median list price was roughly $158,000. Homes spent a median of 58 days on the market, and there were 4.2 months of supply, which is higher than the 2.9 months reported statewide in Illinois.

Sales activity has picked up recently, with homes sold rising nearly 20 percent month over month and pending sales increasing by about 12 percent. Sellers are seeing modest pricing power, as the average sale-to-list ratio edged up to about 96 percent and more than one in five homes sold above list price. At the same time, new listings dropped significantly from last year, which may help support prices as demand improves. With Jackson County still labeled a seller’s market but offering more inventory than the state overall, local conditions can be nuanced.
