January’s finalized data reported the typical value of a home in the neighborhood to be $342,500—down 4.6% over the previous 12 months. For comparison, city-level data pegged home values at $305,500 in Joliet for the most recent reporting period. That number is expected to float around $308,300 in February.
Grand Prairie had 2 new listings and 5 listings that went under contract in January, increasing the area’s total available inventory to 6—up 20.0% from the previous month. Inventory is projected to have further increased in February.
