Lee County’s housing market is seeing more options for buyers, with 87 homes listed and inventory up 11.54% from the prior month. New listings are a bit lighter than last year, down 13.89%, while 31 homes went under contract. With months of supply at 4.8, conditions lean toward sellers but are not overly tight.
Homes are moving more quickly than before, spending a median of 39 days on the market, which is about 32.76% faster than both last month and last year. At the same time, contract activity is steady, with pending sales up 3.33% year over year.
Pricing is adjusting as conditions shift. The typical home value is about $162,000, still 7.28% higher than a year ago, but down 8.09% month over month, and the median list price of $200,000 has fallen 18.03% since last month. Roughly 20.69% of listings have a price drop, about one third of homes sell above list, and sellers receive about 96% of their asking price on average. Looking ahead to April 2026, values and list prices are projected to ease to around $154,875 and $178,000, with inventory edging up to 91 homes.
