Lee County is seeing more homes come on the market and move toward closing. Active listings are up sharply from a year ago, rising nearly 38 percent to 136, and new listings have climbed more than 36 percent. Pending sales are also higher than last year, up about 41 percent, showing that buyers are responding to the added options.

Home prices have been adjusting quickly in this environment. The typical home value in April reached about $254,000, jumping more than 68 percent year over year, while the median list price is up a more modest 11 percent over the same period. Compared with the statewide median sale price of roughly $328,000, Lee County remains a lower-priced alternative within Illinois.

Homes are taking longer to sell than they did a year ago, with median days on market now at 74, and the share of properties selling above list price has edged down to about 27 percent. Even with months of supply up more than 71 percent year over year to 3.7, conditions still tilt toward sellers, supported by solid contract activity and limited overall inventory. With homes selling at about 97 percent of list price on average and more than half going off the market within two weeks, both buyers and sellers can benefit from an Agent Pronto–recommended agent who understands how to navigate this shifting market.
