Logan County’s housing inventory has tightened, with active listings down about 11 percent month over month and roughly 8 percent lower than last year. Months of supply has dropped to about one month, a steep year-over-year decline of nearly 59 percent, signaling far fewer options relative to demand.
Contract activity is brisk, as homes sold rose more than 32 percent from last month and over 8 percent from a year ago, even as new listings pulled back sharply month over month. Pending sales are up about 68 percent year over year, and typical homes are going under contract in just five days, much faster than earlier in the year.
Prices are reacting to this tight, fast-moving environment, with the typical home value up around 26 percent from a year ago even though median list prices are trending slightly lower than last year. Sellers are seeing stronger leverage, as about 39 percent of homes are now selling above list and the average sale-to-list ratio has edged above 100 percent, both higher than a year ago.
