For comparison, state-level data pegged home values at $312,900 in Illinois for the most recent reporting period. That number is expected to float around $319,000 in May.

Logan County had 31 new listings and 31 listings that went under contract in April, decreasing the area’s total available inventory to 33—down 21.43% from the previous month. Inventory is projected to have further decreased in May.

Of those 33 active listings, 36.36% reduced their price in the month of April. The median listing price for homes in Logan County fell 0.0% from March to April, bringing the current median listing price to $140,000. Based on projected data for May, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
