Downtown Peoria’s rolling three-month snapshot through May 2026 shows list prices edging down slightly, with the median list price dipping about 4% from the prior period while new listings rose around 20%. At the same time, pending sales jumped sharply month over month, rising from just 1 to 9, pointing to a recent pickup in signed contracts.

Looking back a year, typical home values in this neighborhood are up strongly, climbing more than 60% on a year-over-year basis. Yet listing activity has cooled, with active listings down more than half and new listings off nearly 50% from a year ago. Homes sold in the period also declined by roughly the same proportion, and no sales closed above the asking price, even as the average sale-to-list ratio improved to about 97%.

Conditions feel different here than in the broader Peoria city market, which has a much leaner 1.8 months of supply compared with Downtown Peoria’s 6.4 months of supply. Homes in the neighborhood are also taking far longer to sell, with the median days on market reaching 122 in the latest three-month window.
