Stephenson County is leaning toward sellers, with a market gauge of 25 and just 3.4 months of supply in April 2026. Active listings fell to 158, down more than half from a year ago, while closed sales also declined, with 30 homes sold, nearly one‑third fewer than last April. Even with fewer closings, contract activity is solid, as pending sales rose about 26 percent year over year to 63.

Prices are responding to tight inventory and steady demand. The typical home value reached about $147,000, up more than 15 percent from a year earlier, while the median list price climbed a more modest 5 percent to around $189,000. Homes are taking longer to sell than last spring, with median days on market up about 58 percent to 25 days, yet the average sale‑to‑list ratio has edged up to roughly 98.5 percent, indicating buyers are still paying close to asking prices.

Compared with Illinois overall, Stephenson County offers significantly lower home values, at less than half the state’s median sale price of about $328,000, but operates with a similar months‑of‑supply level. Only about 14 percent of recent sales closed above list price, suggesting that while sellers hold some leverage, extreme bidding wars are not the norm.
