Williamson County is seeing steady inventory with 373 active listings in June, only slightly higher than in May but a bit lower than last year. Contract activity is mixed, with 76 homes sold in June, down from a year ago, while pending sales are up slightly year over year. New listings have eased compared with last year, which helps keep supply from growing too quickly.

Prices have been reacting upward to this balance of supply and demand. The typical home value is up nearly 18% from a year ago, and it also jumped more than 13% just since May, signaling strong price momentum.

Time on market is shortening, with the median days on market down from earlier in the year to 55 days, even as the share of homes selling above list price has declined compared with both last month and last year. Months of supply has risen to 3.7, higher than a year ago and above the Illinois statewide figure of 2.9 months, yet the area still leans toward a seller’s market. Compared with the state overall, Williamson County offers lower typical prices than Illinois as a whole, giving buyers relatively more affordability even amid recent gains.
