Inventory in Williamson County has been edging higher, with about 369 active listings in May and a modest year-over-year uptick. New listings fell nearly 10 percent from last year even as pending sales climbed more than 13 percent, showing that buyers are still writing contracts. Homes sold were down slightly from a year ago, suggesting some buyers may be taking longer to commit or facing fewer options that fit their needs.

Timing and pace have shifted notably, with median days on market jumping to 64, far above last year, even as months of supply sits around 4.2 and above the 2.9 months seen statewide in Illinois. Williamson County is still categorized as a seller’s market, but rising inventory and longer marketing times give buyers a bit more room to evaluate homes and negotiate.
