Woodstock’s rolling three-month snapshot shows more homes both coming onto and moving through the market, with 101 new listings and 107 pending sales. Active listings are up more than 40 percent year over year to 176, while homes sold have climbed around 29 percent over the same period, signaling stronger overall activity.

Pricing has been responding to this momentum, with the typical home value over the latest three months up nearly 23 percent from a year earlier to about $338,000. At the same time, the median list price has risen at a slower pace, increasing roughly 9 percent year over year, suggesting sellers are not pushing asking prices as aggressively as recent sale prices might allow.

Conditions show a market that is still tilted toward sellers but less intense than in prior years. Months of supply has increased to 3.2, almost double last year’s level, while the share of homes selling above list has dropped to about 21 percent and the average sale-to-list ratio has edged just under 99 percent.
