Even with lower prices, homes that do sell are closing the gap with list price, with the average sale-to-list ratio up about 6 percent from last year and a typical sale running just above asking.
Speed has become a defining feature of this small market. The median days on market over the latest rolling period is just one day, down about 30 percent from a year ago, and around half of listings go off the market within two weeks. At the same time, months of supply has surged to more than 19 months, a large jump from last year that reflects how a few slow-moving listings can skew results in a low-volume area.
