Year-over-year, Cincinnati’s rolling three-month home values have moved higher, with the typical home value up about 5 percent while median list prices rose more modestly. At the same time, homes are taking much longer to sell than a year ago, with median days on market jumping from the low double digits to around a month and a half.

Looking at the latest rolling three-month period ending in May 2026, inventory has expanded compared with last year, with active listings increasing and months of supply nearly doubling to 4.3. Even with that added choice, the average sale-to-list ratio is still close to 99 percent, and about 29 percent of homes are selling above their list price, indicating buyers still face firm pricing on desirable properties.

Recent activity shows new listings and pending sales both edging up from a year ago, yet total homes sold over the period have dipped slightly.
