Year-over-year, Shelby County’s typical home value is up modestly, rising about 6 percent even as Indiana overall has seen a smaller gain of just under 4 percent. Inventory has expanded more quickly locally as active listings climbed nearly 15 percent from a year ago, compared with about 6 percent growth across the state.

In the latest May snapshot, prices softened month over month, with the typical home value down a bit more than 8 percent while median list prices ticked slightly higher. Homes are still selling, as closings jumped more than 26 percent from last May and new listings increased around 9 percent, giving buyers more options without tipping the balance away from sellers.

Conditions currently lean toward a seller’s market, with only about two months of supply compared to 2.5 months statewide and nearly 19 percent of homes selling above list price.
