Inventory in Jefferson County tightened in May, with active listings down about 6% from April and roughly 21% lower than a year ago. Even with fewer homes available and only 2.1 months of supply, sales activity picked up as homes sold rose nearly 27% month over month and almost doubled compared with last year.

Contract activity shows a mixed picture, as pending sales jumped about 53% from April but are still slightly below last May. Homes are changing hands more quickly than earlier in the year, with the median days on market dropping from 42 days in April to 35 days in May, and this faster pace supports the county’s status as a seller’s market.

Prices are adjusting to these shifting conditions, with the typical home value down about 10% from last month but still up nearly 29% year over year, while the median list price has fallen both month over month and year over year. Sellers are conceding a bit more on pricing as the average sale-to-list ratio sits just under 96% and only about 11% of homes closed above asking, though that share has risen compared with April. Compared to Kansas overall, Jefferson County has slightly less supply than the state’s 2.3 months, reinforcing its lean toward sellers.
