At the same time, only 1.9 months of supply, 23.98 percent of listings cutting prices, and about 28.01 percent of homes selling above list, with an average sale-to-list ratio of 0.99, underscored why conditions lean toward sellers.
Looking ahead to April 2026, the typical home value is projected to edge up to $251,500, while the median list price is expected to rise more notably to about $284,925 even as inventory is projected to dip to 1,204 homes.
