June’s finalized data reported the typical value of a home in the city to be $192,500—down 16.67% over the previous 12 months. For comparison, county-level data pegged home values at $250,000 in Sedgwick County for the most recent reporting period. That number is expected to float around $250,880 in July.

Valley Center had 15 new listings and 8 listings that went under contract in June, increasing the area’s total available inventory to 38—up 22.58% from the previous month. Inventory is projected to have further increased in July.

Of those 38 active listings, 18.42% reduced their price in the month of June. The median listing price for homes in Valley Center grew 21.28% from May to June, bringing the current median listing price to $285,000. Based on projected data for July, listing prices may continue to grow.
