Sumner County home values in June are nearly flat compared with a year ago, while listing prices have climbed sharply. The median list price is up more than a third year over year, and active listings have grown by about a quarter. Homes sold also increased more than 20 percent from last June, showing stronger closing activity than a year ago.

Looking at the latest month, the typical home value sits around $160,000 with a median list price near $188,000, suggesting sellers are asking noticeably more than recent sale prices. Inventory is still relatively tight at about 2.1 months of supply, and the county is classified as a seller’s market, but months of supply has fallen almost 30 percent from last year even as active listings rose.

Buyer activity is picking up, with pending sales up more than 80 percent year over year and nearly a third of homes going under contract within two weeks. Homes are spending a median of 15 days on the market, much faster than earlier in the year, and roughly 29 percent are selling above list with an average sale-to-list ratio just under 99 percent. Compared with Kansas overall, Sumner County offers lower typical sale prices but a similar level of inventory, giving both budget-conscious buyers and motivated sellers meaningful options.
