Months of supply sit at 5.1 in this rolling three-month view, far above the broader Louisville area’s 2.9 months, suggesting buyers here may find a bit more breathing room than in the city overall.

Prices have moved notably higher compared with a year ago, with the typical home value up about 18 percent and the median list price up roughly 23 percent year over year. Inventory and activity are both expanding on a yearly basis, as active listings have grown by about 50 percent and new listings have nearly doubled, while pending sales are up more than 70 percent.
