March 2026 brought mixed, mostly subtle month-over-month changes in East Louisville. Typical home values held steady at about $395,000 while the median list price slipped about 1 percent to $425,000, and inventory climbed more than 10 percent to 106 homes.
Days on market lengthened nearly 5 percent to a median of 43. New listings reached 160. Pending sales closely matched that pace at 161.
Looking back over the year adds more context to these shifts. Typical home values are down slightly, off about 0.2 percent year over year, and homes are now taking about 56 percent longer to sell than a year ago, even as the share selling above list holds near 20 percent with an average sale-to-list ratio of about 0.99. Inventory has grown nearly 14 percent over the past year even though new listings are down about 12 percent, and prices in East Louisville sit well above the broader Louisville city typical value of roughly $259,450. Despite these crosscurrents, conditions still favor sellers, with the market gauge pointing to a seller's market and projected inventory nudging up to 111 homes in April and the projected median list price at about $422,550.
