New listings fell sharply from the prior month, yet homes sold jumped more than a third compared with a year ago, signaling strong buyer interest despite fewer fresh options.

Speed has picked up notably, as the median time on market has fallen to about three weeks and is down steeply from both last month and last year. With only 2.5 months of supply compared with Kentucky’s 3.4 months, Shelby County still leans toward sellers, but shifting pricing patterns show an opening for buyers who act decisively.
