Franklin’s rolling three-month numbers show significant shifts compared to a year ago. The typical home value is up sharply, rising nearly 100 percent year over year, while the median list price has dropped by more than 40 percent. At the same time, homes are taking much longer to sell, with median days on market surging to 175 days and months of supply climbing to about 14.

Looking at the most recent rolling period through May 2026, only five homes sold, down more than 40 percent from last year, and pending sales are off by about half. New listings are only slightly lower than a year ago, which means more homes are sitting on the market longer even as prices paid by buyers have increased. That mix of higher closed-sale prices and softer listing activity suggests that well-priced homes can still attract buyers, but many properties may be missing the mark on pricing or presentation.

Despite the high months of supply, Franklin is currently characterized as a seller’s market, and none of the recent sales closed above asking price, with an average sale-to-list ratio around 86 percent. Buyers may find more room to negotiate on list prices and terms, yet they still face quickly changing values. Sellers, on the other hand, must navigate longer timelines and pricing decisions carefully.
