Year over year, Iberville Parish’s typical home value has fallen by more than one fifth, even as asking prices have moved higher. The median list price is up modestly from last September, while the number of homes sold is down sharply by about one third. At the same time, new listings have increased from a year ago and months of supply has surged, underscoring a clear shift toward a buyer’s market.
In the latest September snapshot, the typical home value sits at about $197,000, with a median list price around $255,000. Buyers are seeing roughly 5.7 months of supply on the market and listings are taking a median of 52 days to go under contract, much faster than a year ago but still offering time to compare options.
Current activity shows 87 active listings, with 21 new listings and 14 homes going under contract in September. Only about a quarter of sales closed above the asking price, and the average sale-to-list ratio is just under 99 percent, suggesting limited bidding wars compared with hotter parts of Louisiana. Compared with the broader state, where prices are slightly higher and supply is leaner, Iberville Parish offers more leverage for buyers and more competition among sellers.
