Baton Rouge’s rolling three-month data through May 2026 shows home prices trending higher than a year ago. The typical home value is up about 5% year over year, while the median list price has risen more modestly. Inventory has thinned compared with last year, with active listings down and fewer new listings coming to market.

In the most recent three-month window, buyers saw more options month to month, as active listings increased nearly 6% and new listings rose about 19%. Even with that short-term bump in supply, months of inventory has fallen to about four months, reinforcing the current seller’s market conditions. Homes are also selling faster than earlier in the year, with the median time on market down from 56 days in March to 40 days in May.

Demand has stayed resilient, with homes sold over the rolling period up more than 36% from late winter, and pending sales climbing nearly 19%. Sellers are seeing slightly stronger pricing power, as roughly 12% of homes sold above list and the average sale-to-list ratio has inched up to nearly 97%.
