Contract activity is mixed, as homes sold jumped roughly 37 percent year over year while pending sales dropped more than 40 percent. Months of supply has tightened significantly over the past year to about 3.2 months, yet conditions are still classified as a buyer’s market locally, compared with roughly 4.8 months of supply statewide in Louisiana. With only about 8 percent of recent sales closing above list price and the average sale-to-list ratio just under 95 percent, negotiation remains a key part of the process.
