Woodmere’s rolling three-month figures show a market adjusting from last year’s pace. Typical home values are almost flat year over year, dipping less than 1 percent, while the median list price is up about 6 percent. Active listings have risen more than 20 percent from a year ago, even as homes sold are down slightly.

The median days on market has dropped to about three weeks, down dramatically from the much longer selling times seen a year ago, and roughly one in three homes now sells above list price, up from closer to one in five. Even with an average sale-to-list ratio near 99 percent, the mix of higher inventory and quicker sales creates different trade-offs for both sides of the table.
