Woodmere’s rolling three-month figures show a market adjusting from last year’s pace. Typical home values are almost flat year over year, dipping less than 1 percent, while the median list price is up about 6 percent. Active listings have risen more than 20 percent from a year ago, even as homes sold are down slightly.

Looking at the latest rolling period through April 2026, buyers are seeing more options, with 41 active listings and 21 new listings, up over 40 percent from a year earlier. At the same time, only 12 homes sold in this window, and pending sales are roughly level year over year, signaling that demand has cooled relative to the increased supply. Months of supply has climbed sharply to 5.9, more than tripling compared with last year’s rolling period, even though the broader gauge still categorizes Woodmere as a seller’s market.

Conditions on the ground are also moving faster than they were. The median days on market has dropped to about three weeks, down dramatically from the much longer selling times seen a year ago, and roughly one in three homes now sells above list price, up from closer to one in five. Even with an average sale-to-list ratio near 99 percent, the mix of higher inventory and quicker sales creates different trade-offs for both sides of the table.
