Active listings are up about 14 percent from last month and roughly 6 percent year over year, reaching 318 homes for sale in July. Buyer activity is picking up too, with homes sold rising about 27 percent month over month and pending sales jumping nearly 30 percent.
Pricing is adjusting as this activity shifts. The median sale price fell sharply from June and is down about 7 percent from last year, even as the median list price is still more than 11 percent higher than a year ago. With months of supply near six, the area sits in neutral territory, offering more balance than the broader Maine market, which has closer to four months of supply.

Only about 16 percent of homes are selling above list price, and the average sale-to-list ratio sits just under 98 percent, suggesting buyers have some room to negotiate while sellers still achieve prices near asking.
