Franklin County is seeing more homes come to market, with active listings up nearly 20 percent from last month even as inventory is still lower than a year ago. New listings jumped sharply month over month, yet both homes sold and pending sales are running below last year’s pace, pointing to a slower contract flow than in 2025. With months of supply at 4.8, conditions lean toward a buyer’s market compared with Maine overall, which sits closer to 3.8 months of supply.

Pricing has been moving higher even as sales activity softens. The typical home value in Franklin County is up about 26 percent from a year ago, far outpacing the statewide gain of less than 1 percent. Sellers are getting closer to their asking prices, with the average sale-to-list ratio rising modestly over the past year while the share of homes selling above list price has held roughly steady.

Homes are changing hands more quickly than earlier this year, with median days on market dropping from 145 days in March to just 38 days in May. Nearly 40 percent of listings go off the market within two weeks, suggesting that well-priced homes still attract prompt attention despite the buyer-friendly overall gauge.
