Maine is currently tilted toward sellers, with conditions still described as a seller’s market. The market gauge sits at 42, reflecting relatively firm pricing and steady buyer activity. A typical home value is around $438,600, and the average sale-to-list ratio of about 97% shows that sellers are often negotiating only small discounts.
Pricing has been edging up rather than surging. Typical home values are up a few percent from a year ago, while the median list price has risen more modestly. Inventory has grown slightly, with active listings up from last year and about 7,700 homes on the market in June. Even with more choices, months of supply is under four, which still favors sellers but gives buyers a bit more breathing room.
Sales activity has strengthened compared with last year, with homes sold and pending sales both showing solid year-over-year gains. New listings have also increased at a faster pace, suggesting more homeowners are willing to sell, while homes are taking about 49 days to go under contract, shorter than earlier in the year. Only about 23% of sales close above list price, pointing to pockets of competition rather than an overheated environment.
