April’s finalized data reported the typical value of a home in the neighborhood to be $205,500—up 14.17% over the previous 12 months. For comparison, city-level data pegged home values at $245,000 in Baltimore for the most recent reporting period. That number is expected to float around $255,000 in May.
Downtown Baltimore had 16 new listings and 8 listings that went under contract in April, increasing the area’s total available inventory to 21—up 31.25% from the previous month. Inventory is projected to have further increased in May.
The median listing price for homes in Downtown Baltimore fell 6.46% from March to April, bringing the current median listing price to $210,000. Based on projected data for May, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In April 2025, the median time for a listed property to go pending was 81.5 days, compared to 123 days in April 2024.
