Inventory in Central Baltimore has expanded in this rolling three-month view, with active listings up more than 10% year over year and new listings climbing nearly 18%. At the same time, homes sold and pending sales are both down compared with a year ago, indicating that supply is outpacing demand.

Prices are reacting in mixed ways, as the typical home value is up about 9% from last year even while the median list price has slipped slightly year over year. Compared with the broader city of Baltimore, Central Baltimore’s typical home value remains higher, underscoring its relatively stronger pricing despite softer contract activity.

Momentum on the ground shows longer-selling inventory even though individual listings are moving faster on average, with months of supply surging to about 7.5 versus 4.5 across Baltimore, but median days on market dropping sharply from a year ago.
