Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Mar 2026 - May 2026).

Southwest Baltimore currently leans toward sellers, with the market gauge reading a seller’s market at 23. Inventory has grown to 6.1 months of supply, higher than Baltimore overall at 4.7 months, which points to more options for buyers. Homes are taking longer to sell, with a median of 53 days on the market in this rolling three-month period.

Prices in the neighborhood are softer than a year ago. The typical home value is down about 8 percent year over year, while the share of homes selling above list price has dropped to around 27 percent, down roughly 10 percent from last year. Even with this cooling, the average sale-to-list ratio is still close to full asking price at about 100 percent, indicating sellers who price correctly can still secure strong offers.

On the activity side, listings are moving through the pipeline at a steady pace. Active listings are up nearly 20 percent from a year ago, and new listings have climbed about 15 percent, giving buyers a larger pool of homes to consider. At the same time, pending sales are slightly higher year over year, showing that demand has not disappeared even as conditions shift. Whether you are a buyer trying to navigate more inventory or a seller adjusting to slower timelines, Agent Pronto can connect you with a local agent who understands these dynamics.

“My agent, Nisha Smithrick, was the ideal agent. We had tried to work with other Baltimore agents over the past year and they were terrible. Nisha was amazing from the get-go. She reached out immediately. She asked questions to understand our specific desires for my son's first home. She presented relevant listing within a day. She made herself available for appointments to fit our schedules. She showed us a great selection of homes. She followed up, gave her honest advice. She then was a great sounding board for creating an offer and negotiating with the seller. She was responsive and proactive through the whole process including to inspections and closing. She answered all our questions thoroughly and quickly. I highly recommend Nisha.”
