Inventory in Charles County has edged up, with about 985 active listings in May and levels running slightly higher than a year ago even as Maryland overall saw a stronger 12 percent rise in listings. Contract activity has cooled compared with last year, as homes sold are down more than 11 percent year over year and new listings and pending sales are also trending lower.

Pricing has softened in response to this slower flow, with the typical home value down a few percent from both last month and last year to around the mid-$400,000s. Sellers are still achieving strong results on the homes that do go under contract, though, with an average sale-to-list ratio just above 100 percent and nearly 39 percent of sales closing above the asking price.

Time on market tells a nuanced story, as the median days on market has fallen from April to May but remains much higher than a year ago, and months of supply has risen to 3.6 versus about 3.2 statewide.
