Year-over-year, Leisure World’s rolling three-month data shows softer prices but more activity. The typical home value is down about 14% from a year ago, while the median list price is nearly 10% lower, yet active listings are up almost 48% and homes sold have jumped around 43%.

In the latest three-month window through May 2026, buyers are seeing more options, with 229 active listings and 143 new listings, both notably higher than last year. Even with more inventory, it still leans toward sellers, as months of supply sits at 2.7 and the market is labeled a seller’s market.

Momentum has picked up compared with earlier this year, as homes sold and pending sales are up strongly on a rolling three-month basis, while typical days on market have dropped month over month to 51.
