Montgomery County currently leans toward sellers, with a seller’s market gauge despite signs of improving balance. Typical home values sit around $663,000, and the average sale-to-list price ratio is just over 100 percent, showing buyers are still paying close to asking.

Momentum has picked up this spring as both inventory and activity rise. Active listings are up more than 14 percent year over year and nearly 20 percent month over month, while homes sold climbed about 25 percent from March and over 3 percent from last year.

Conditions are still relatively tight with 2.5 months of supply, below Maryland’s 3.2 months, but supply has grown more than 26 percent from a year ago, giving buyers a bit more room to negotiate.
